If your crawl space wall cracks continue reopening after a patch job, your foundation is actively moving. Here's why!

Recurring Crawl Space Cracks Are Sending You A Warning Sign

You've taken matters into your own hands after finding cracks in your crawl space, just like you do with other projects around the house. Maybe you've hired a handyman. You may have used mortar or hydraulic cement and applied it directly onto the wall. You've done a master-level patch job that's thick, even, applied deep into the crack, and structurally tied into the wall. Still, the crack keeps coming back. So what's the deal?

The recurring cracks you're finding in your crawl space are a clear warning sign of foundation settlement that won't improve without being properly addressed.

What Can These Cracks Look Like?

Stair-step cracks are very common in foundation walls built with concrete block.

Vertical cracks are found more often in foundation walls with poured concrete.

Typically, cracks will start narrow at the bottom and get wider as they move up the wall.

What Are The Underlying Causes of the Cracks That Cause Them to Reopen?

Since foundation settlement is the likely cause of the cracks to form, if they are reopening after a patch, you have an active structural shift.

Your home is currently resting on several types of soil layers with different moisture content. Since we are located in the Tri-State Appalachian region, we have predominantly clay soil, which is highly affected by moisture. With precipitation, it expands in size, and without, it shrinks. Over time, this movement creates empty spaces for your home to settle into. A few other reasons could be tree roots, weakening soil due to heavy rain, or poorly compacted soil.

If you have moisture in your crawl space or weakening infrastructure, this could be adding to the problem.

How Do I Know How Serious a Foundation Problem I Have?

One thing you can be sure of: Mother Nature stops for no one. Neither does foundation settlement. You'll know you have a serious problem if you're noticing other problems, too:

• Drywall Cracks

• Windows and Doors Sticking, Out of Square, or Separating

• Separating Chimneys

• Sagging Floors

• Pooling Water or Moisture

What Crawl Space Crack Repair Options Actually Work?

If you're wondering if it's possible to stop your crawl space wall cracks from getting worse, yes, it is! There are several options depending on your home and space. You'll want to get an expert inspection and diagnosis to fully understand the problem and how it can be resolved for good.

Get the spring rain checklist for your basement and crawl space to prevent mold, rot, and structural problems!

Why Moisture From Spring Weather Brings More Challenges Than Other Seasons

Our region is absolutely beautiful in the springtime, there's no doubt. The dogwoods, wildflowers, mountain views, rushing rivers, and creeks are a sight to see and experience.

But the Ohio Valley and Tri-State region in West Virginia, Ohio, and Kentucky is also prone to heavy rain due to elevated atmospheric temperatures and moisture trapped in the air.

Because we have such a steep Appalachian terrain and both continental and subtropical climate zones, we experience frequent storm systems that lead to flash flooding and often severe damage! In higher elevations, snow and ice melt in late winter, so that water runoff also becomes an issue in our crawl space and basements.

The rain, higher humidity levels, and clay soil bring the perfect storm for foundation settlement. This can also impact your foundation walls, flooring, drywall, ceilings, and the structural elements of your home.

Here's how to get ahead of the rainy season by prepping your basement and crawl space now!

How to Prepare Your Basement for the Spring Wet Season

Your Spring Basement Checklist:

If you find mold and are experiencing smell damp carpets, increased energy bills, or even asthma and allergies, call a professional immediately.

Check if your sump pump is on and working properly, and make sure there isn't an open hole adding to the moisture problem

If you have sticking windows and doors, get an inspection

Fix the grading around your home, if it's pitched toward your foundation

Clear out your gutters and bury pipes underground to carry water away from the basement

Get proper interior and exterior drainage; not a curtain drain

Make sure you have drainage around doorways and stairs leading to the outside

If your water heater leaks, get a ring

Get waterproof basement flooring

Get a dehumidifier capable of keeping your entire basement dry at all times

Get basement waterproofing and install a vapor barrier for long-term protection

How to Prepare Your Crawl Space for the Spring Wet Season

Your Spring Crawl Space Checklist:

Seal holes, cracks, or gaps in your walls

Close open vents, windows, or doors

Replace wet, moldy, or falling insulation

Replace rotting or weakened support beams or floor joists

Check if your sump pump is on and working properly; make sure there isn't an open hole adding to the moisture problem

Get an understructure inspection if you find sticking doors or windows; uneven, bouncy, or buckling floors

Make sure insulation isn't damp and is installed properly; get rid of paper insulation (it's a mold playground!)

Replace rusty cables

Replace moldy, softened, or rotted load-bearing girders and floor joists (termites love wet wood, too)

Get a dehumidifier capable of keeping your entire crawl space dry at all times

If you find mold and are experiencing mildew smells, higher energy bills, or even asthma and allergies, call a professional immediately.

Get an encapsulation for long-term protection

Signs You Need Immediate, Professional Help

If you want the work done right by a team of experts, we recommend professional assistance for all of these repairs.

However, call us immediately if you find cracks in your foundation, bowing walls, failing beams or floor joists, water that appears every storm, your sump is constantly running or not at all, floors are bouncing and starting to sag, or if mold is spreading.

We always provide free inspections and get you a quote before any work begins!

Learn the most common reasons why crawl space insulation fails and what to do about it.

Crawl Space Insulation Fails Often, But Why?

If you've noticed cold floors, uneven room temperatures, high humidity inside the house, musty odors flowing through the vents, or a moldy smell when the HVAC turns on, your crawl space insulation may be failing.

When you look at your insulation, is it drooping? Does it have dark stains? Are there signs of pests or droppings? Is it moldy or even wet and heavy? This is an indication that your insulation is no longer working, and it's time to do something about it.

Robert C., Alford Real Estate Response Specialist, shares his 20+ years of expertise in home inspections and crawl space repair to walk you through why it may be failing and how to prevent it from failing next time.

1. The #1 Reason Your Insulation is Failing is Moisture!

If your crawl space is even just a little damp, so is your insulation. And when your insulation is damp, it loses its ability to do its job. When it's wet, it can also grow mold easily. Mold loves any insulation that includes organic materials like paper.

Fiberglass floor insulation and moisture are a bad combination.

2. Incorrect Installation

We've seen a few installation errors. You can't squish fiberglass insulation down to fit it into a cavity. It actually needs at least 1/2 inch of air space to allow the air to pass through it. That's how it effectively keeps in heat.

You also can't place insulation upside down. We see this a lot. We should see the vapor barrier up against the floor. This means while standing and looking up, we should see fiberglass, not paper. Besides, paper-based fiberglass is a playground for mold.

3. Open vents

Are there open vents in your crawl space that lead outdoors? Those will quickly kill your insulation and cancel out any attempt you had at blocking out cold drafts. Sealing the vents permanently keeps the insulation working and your home a lot drier and energy efficient.

How to Prevent Insulation Failure Long Term

First, insulation should be installed against the crawl space walls and floors to maximize effectiveness. Since the wood floor system above the crawl space is full of gaps, pipes, and ducts, it's really the wrong place to insulate.

Instead, by insulating the walls and crawl space floors, and sealing outside vents, the crawl space becomes an extension of the rest of your home--a well-conditioned space.

A crawl space encapsulation is the best way to properly insulate your crawl space from floor to wall. This includes stopping water leakage at the source, isolating your home from the earth with a vapor barrier, sealing the vents and windows, and dehumidifying the air.

Find out why you should consider repairing your crawl space or basement before listing your home this spring and how it'll help you sell quickly.

Why Crawl Spaces and Basements Shouldn't Be Forgotten When Selling

It may be the dead of winter, but if you're getting ready to put your home on the market, that means you're doing everything you can to get it ready to sell. While the kitchen, bathrooms, a coat of paint, new flooring, and landscaping are nice-to-haves in a home and certainly attract buyers, what will keep a smart buyer invested in your property are the long-term repairs that can guarantee peace of mind for their future.

Homeowners often overlook the crawl space and basement, but inspectors don’t. Don't let that be the reason your buyers back out of the deal!

Common Issues We Find That Hurt Home Inspections

Mold, even in the smallest amounts

Evidence of standing water or moisture intrusion, like water lines

Moldy or mildew smells that indicate there is moisture

Rotting, sagging, cracked beams

Cracked or bowing foundation walls

Poor, ineffective insulation

The Repercussions of Not Repairing the Crawl Space or Basement

We'd never recommend spraying bleach, using low-efficiency dehumidifiers, laying plastic D-I-Y vapor barriers, or patching cracks on your own. Since they're cosmetic, the inspector will likely find them, and it will backfire.

When professional repairs aren't made, buyers will low-ball your offer, request repairs that add to your list of expenses, demand a repair credit, or walk away from the deal entirely. That's exactly what we're trying to avoid.

Plus, before you receive any offers, you could be scaring away potential buyers with a stinky basement, mold, or unstable foundation if it's noticeable.

Benefits of Repairing These Spaces Before Listing

You could sell faster

Appraisal value goes up

Smooth inspections

Stronger offers knowing your home is in solid condition

How Homeowners Can Prepare These Areas Before Listing

Here's what we recommend:

Reach out to your local crawl space repair and basement waterproofing specialist like Alford.

Ask for an inspection of the space you're concerned about.

Any moisture coming in should be handled first. A new sump pump that works best for your basement or crawl space and interior/exterior drainage will cover this.

Second, isolate the house from the earth. An encapsulation allows water to drain from the floor and walls to the sump. The liner should also be durable enough to walk around on and prevent mold growth.

Sealing off all entry points is next. This includes vents, windows, cracks, gaps, doors, or anywhere air is leaking in from outside. Moisture travels inside your home with air.

Finally, keep the air dry with a dehumidifier. A powerful dehumidifier can remove water from the air without any required maintenance on your end. It should be large enough for the space to effectively keep the air clean and dry.

Why Sellers Choose Alford to Prepare for Selling

Learn why investing in a high-efficiency dehumidifier is worth it to keep your basement or crawl space air dry, clean, and healthy.

Is a dehumidifier worth it?

Could I waterproof my basement or crawl space, and would that be enough?

Dehumidifiers are worth it if you want to reduce humidity, keep your air dry, and have clean, breathable air circulated around your home at all times. Even if you've already waterproofed your home, it's a good idea to add a dehumidifier since all mold needs to grow is humidity. Left unchecked, mold, must, and rot could impact your home's air quality and your family's health. A proper dehumidification system can eliminate excess moisture to make your basement, crawl space, and living areas more comfortable.

Why Moisture Causes Problems in Basements and Crawl Spaces

When it gets really hot outside, and we cool the indoor air with air conditioning, the relative humidity rises. That warm air holds more moisture and ends up on your cold basement walls, floor, water tank, and pipes in the form of condensation. High relative humidity levels create an environment for mold, musty smells, and dust mites. The most effective way to get rid of the moisture from the air is with a dehumidifier.

Often in crawl spaces, outside air gets inside, leaving the space feeling humid and with condensation. Even if you've sealed off the earth, there may still be some air infiltration. As your crawl space is cooler in the summer, relative to the air getting inside, you raise its relative humidity as you cool it. Again, dehumidification is the most efficient way to remove moisture from the air.

What Do Dehumidifiers Do?

The effectiveness of a dehumidifier depends on the type you invest in. A standard home unit that empties 30-70 pints a day and requires emptying buckets of water by hand every few hours isn't going to do the job. They're too small, the fans aren't capable of fully circulating dry air around the space, and they become significantly less effective in the summer due to their ratings.

A high-performance system, like the SaniDry Sedona, can remove up to 100 pints of water per day from the air while using the same energy as a 40-pint unit. It also doubles as an air filtration system, filtering out incredibly small particles from the air, even those as tiny as mold spores and dust mite droppings. It blows dry air into your crawl space or basement, circulating the air throughout your home, and removes that nasty smell and damp air feeling.

Benefits of Using a Dehumidifier

• Keeps your basement or crawl space air dry

• Circulates dry, clean air into and around your home

• Filters harmful particles like mold spores or dust mite droppings

• Eliminates musty odors

The Verdict: Are Dehumidifiers Worth It?

Yes, absolutely. If you have:

• A humid basement or crawl space

• Leaky or flooded basement or crawl space

• Air getting into your basement or crawl space from outside

• Organic materials like wood or paper, where mold can grow

• Allergies or asthma that you suspect is caused by dust mites in your home

…then a dehumidifier is worth it. If you want to circulate clean, dry air throughout your home, a dehumidifier will create a healthier living condition. Don't just settle for any dehumidifier; opt for a powerful SaniDry Sedona for maximum efficiency.

See how we helped a Charleston homeowner resolve a wet, moldy crawl space through the Alford Cares program.

Alford recently worked on a beautiful home in Charleston, West Virginia, to help a homeowner facing significant hardship preserve their crawl space. The crawl space was located directly underneath the sunroom, a deeply meaningful and cherished room where they spent the majority of their time. The homeowner was concerned that the moldy, wet crawl space directly underneath was posing health risks.

Solution Specialist, Cathrine, put together a proposal that would resolve the crawl space issues. Our crew, led by Foreman Travis, completed the transformation within a day. The team treated the mold, installed drainage matting that allowed water to move freely to the drain, a CleanSpace liner for moisture and mold protection, and added a powerful SaniDry Dehumidifier to keep the air clean and dry year-round.

With this repair and waterproofing, the homeowner can count on a dry crawl space that emits clean air throughout the home. We're proud to be in the position to offer our services to customers in difficult situations and will continue strengthening our community through Alford Cares.

Learn how helical piers provide long-term, minimally invasive support for stabilizing or lifting your foundation walls.

If you're looking for a solution to level or stabilize your sinking foundation walls, helical piers could be an option. Helical piers are one of the best types of steel foundation piers used to stabilize or lift existing structures and homes back into place.

What are Helical Piers?

Helical piers are much like push piers in that they transfer your home's weight to load-bearing soil or bedrock. Unlike push piers, where the piers are installed into the soil under the structure's weight, helical piers are mechanically "screwed" into the soil.

Helical piers are a long-term solution to lift and prevent further foundation settlement into the soil.

What are the Advantages of Helical Piers?

Does not add extra weight to unstable soil or crack under pressure

Won't rust with a galvanized coated system

Engineered design prevents bending

Works for heavy and light loads

Fast installation with minimal disruption

Installed below-grade, leaving the repair hidden

How Do Helical Piers Work?

A professional installer removes the soil around your foundation to expose the footings.

The footing is notched and prepared with concrete tools to add a bracket that will connect the pier to the foundation.

The helical pier is "screwed" into the ground using a machine until it reaches the required depth and resistance. Our installers will know how to do your torque reading and how deep to find competent soil, ensuring your foundation won't sink in the future.

Once the piers are placed and secured, the structure's weight is transferred to the helical piers, stabilizing or lifting the home or building.

How to Get Started with Helical Piers

Give us a call for a free estimate to get started with helical piers. Repair and protect your home's foundation for the future.

Get rid of cold floors and walls, and stay warm during the winter with a better insulated and waterproofed basement.

You may have reached your limit on how cold your basement floor and walls are. They're so frigid that you're beginning to avoid walking downstairs to load laundry, move items into storage, or spend valuable family time in your recreational space. Not only that, you may recognize that you're losing heat every year, and it's raising your utility bill.

To heat your basement efficiently, start by checking its current condition. Skip any steps that don't fit your situation.

1. Are you finding water or moisture in the basement?

If you find water or moisture in your basement, you'll want to get rid of it by waterproofing the space. When your basement has moisture, it can lead to damp carpet, condensation on the upper floors, and it forces your heating system to work overtime. Not only that, a wet basement can lead to mold and health issues. Simply put, a wet basement is not usable!

2. Do you have gaps and cracks in your windows or doors?

This could be allowing cold air to enter your basement and again, making your heating system work harder. Even if you don't have water in your basement, gaps and cracks leading to the outside can allow moisture in, leading to the same issues. Waterproofing, enclosing your window wells, and replacing your doors and windows with the help of a professional are all ways to fix this. Remember to always keep your basement windows closed.

3. Is your basement wall insulated well?

It may not be, and there are several ways you can fix that. We offer basement wall options that include insulation:

Basement to Beautiful Panels - These custom-engineered foam panels are fastened directly to your foundation walls and eliminate the need for fiberglass insulation. We use SilverGlo foam insulation infused with graphite, which is like a thermal protective blanket on your walls. Plus, the metal studs are thermally conductive, or what some people may call "warm" studs.

Foamax - This is an advanced polyisocyanurate foam insulation panel that provides comfort and brightens your walls.

4. Are your basement floors insulated?

You may even have carpet in your basement, and it's still cold. What you want to get is a warm, dry subfloor installed. We call these ThermaDry Floor systems, and they're designed for basements. They use all inorganic materials, so mold can't grow on them. ThermalDry Insulated Floor Decking combines foam insulation and inorganic magnesium oxide to keep your floor warm the entire year. We offer both tile, carpeted tile, and even plank options in various colors, based on the look and feel you'd like to have in your space.

Now that you know what's possible for heating your basement, you may be left imagining a warm, dry, and inviting living space. It's certainly attainable with the right experts on your side. Give us a call for a free estimate, and we'll help you get started.

IceGuard System: Protect Your Basement from Frozen Discharge Lines

Discover the IceGuard System for discharge lines and how it prevents basement flooding in the case of frozen lines

When temperatures drop well below freezing, or 32 degrees Fahrenheit (°F), and it begins to snow, there is always a chance that water in your discharge lines could freeze. You can prevent basement flooding by installing an IceGuard fitting and sealing entry points.

Let's look at discharge lines a little more closely to understand what they are, why they freeze, and why it's essential to be proactive about avoiding a frozen line during the winter.

What is a discharge line?

A discharge line is the pipe that carries water from your sump pump out of the basement away from your house. It's usually plastic and runs on the surface of the ground or in a shallow buried trench.

Why do discharge lines freeze?

Discharge lines become frozen once they get blocked with snow and ice. The water trying to escape has nowhere to go, so it freezes. However, your sump pump will continue to run and could flood. A wet, flooded basement is a lot more costly to repair than installing a discharge fitting or sealing off outlets.

How to protect your basement from frozen discharge lines this winter

1. Seal off entry points: You should always perform home maintenance to best insulate your home from the outside. Caulk small cracks, apply weatherstripping to doors and windows, cover vents, and replace torn window screens and doors. Waterproofing your home is an excellent way to avoid worrying about water in your basement at any time of the year.

2. Install an IceGuard System: Our patented IceGuard protects your basement all winter from freezing snow and water. These fittings live on the outside of your house and automatically keep water away from the exterior wall in case the pipe freezes.

What to do if your basement floods

Call an expert. If your discharge lines freeze and lead to water in the basement, give a trusted basement waterproofing professional a call. Water leaks and flooding, no matter how much or little, can lead to serious problems like mold, mildew, rot, smelly odors, and, if left unchecked, can damage your foundation. Not only can water harm your home's structure, but also harm your belongings and your wallet.

A reliable basement waterproofing professional will go beyond installing a fitting or sealing off entry points; they should improve sloping so water in the pipes can flow properly to the exit. They can inspect your home for water damage repair and how to prevent it again in the future.

If you need a free estimate for freezing discharge lines or basement flooding in the winter, give us a call.

If you're noticing wall cracks inside or outside of your home, learn if it's a foundation problem and when to call in a professional.

Are your wall cracks a foundation problem?

Short answer, very likely.

Wall cracks are one of the most common symptoms your home is settling. While some cracks start small, they grow into large problems when left unchecked. Ignoring them puts not only your home investment at risk but also your family's safety.

Your foundation is the structural base of your home, so it's important to pay attention to early indicators like wall cracks, bowing, shearing, uneven floors, and window sticking--all signs of a foundation problem that won't resolve itself.

You can't prevent your home from settling, but you can get ahead of wall cracks and prevent a costly structural failure.

Why do wall cracks occur?

General Settling

Wall cracks occur due to foundation settlement. Over time, the soil beneath your home struggles to support its weight. As the soil becomes wet and dries, it shrinks. This creates voids and gaps for your home to settle into, producing stress on walls and leading to cracks.

Heavy Rains and Soil Movement

During heavy rain periods, soil can become soft and weak. Your home can sink into the soil. Wall cracks can be the first sign this is happening.

Poorly Compacted Fill Soil

In new or developing neighborhoods, cracks often result from poorly compacted fill soil. If builders remove soil from hilltops to create flat lots without proper compaction, it will eventually compress under the weight. This leads to foundation settlement and wall cracks.

Mother Nature is always working; you should always count on your home moving and settling.

What are the types of wall cracks?

Drywall Cracks

These commonly appear at the corners of doors and windows or follow along drywall seams. This is another sign that your foundation is settling. A small drywall crack may not seem like a big deal, but it will likely turn into a large crack and a more expensive problem for you to fix.

Foundation Wall Cracks

You may see vertical cracks, which are more common, or stair-step cracks in block walls. This is caused by your foundation's movement or settling. It may be harder to spot in a finished basement.

Warning signs your wall crack is a foundation problem

You may be wondering, "Is my wall crack serious?" Understanding the type of crack, where it's located, and co-existing symptoms can help you understand the severity of the problem.

Concrete Block Foundation

Horizontal Cracking

If you see a horizontal crack across the middle of the wall, you may also notice a bowing wall. When the external soil pressure increases, the crack begins to expand and the wall may fail.

Stair-step Cracking at the Corners

Seeing stair-step cracks at the corners of a bowing wall means your problem is worsening. As the wall center bows inward, the corners crack in a stair-step pattern.

Pushing in at the Bottom of the Wall (Shearing)

You may notice the bottom row of blocks in place as the rest of the wall slides inward. The term for this is called "shearing." This needs professional attention.

Learning in at the Top of the Wall

If your concrete block foundation wall is leaning at the top, this is now becoming a serious structural problem. The foundation wall connecting to the framing of the house has been compromised. This occurs only when earlier warning signs have been ignored. This needs immediate professional attention and indicates major structural failure.

Poured Concrete Foundation

Leaning in at the Top of the Wall

Poured foundation walls are more rigid than block, so they're not likely to bow. When soil pressure builds outside the wall, they often lean inward because the wall-to-framing connection is the weakest part of the system. This is dangerous because the top connection can break free if not resolved.

Diagonal Cracking at the Corners

Poured foundation walls may develop diagonal cracks moving upward from the bottom corners as pressure continues to build. This happens since the corners of the wall are braced by adjacent walls, forcing the crack to travel up and in.

When to call in a professional

If you want to get ahead of the issue, call a professional foundation specialist as soon as you notice wall cracks. An expert will be able to complete an inspection, provide an estimate, and take care of your foundation before it becomes a structural issue.

If you see water leaking through cracks, the cracks are widening or spreading, you see bowing walls, or you're planning to sell or buy a home, be sure to call a foundation professional right away. This is detrimental to the structural integrity, value, and safety of your home.

Give Alford Foundation & Crawl Space Repair a call for a free estimate to get started.

Learn how to lower your heating bill this winter with an energy-efficient crawl space encapsulation system.

Reduce your heating bill this winter (and all year round) by creating a more energy-efficient crawl space.

You can upgrade your dirt crawl space by following these steps. We've seen homeowners save 15-25%, depending on the size and other factors inside the home.

Let's look at the science behind dirt crawl spaces:

Air from the crawl space moves through your ductwork into your upper levels, bringing humidity with it. All that damp air requires more energy for your home to heat, directly impacting your utility bill.

Even a little air leaking into your home from the dirt crawl space can add up. A wet, humid crawl space isn't just costly; it can lead to mold growth, weaken your home's structural integrity, and attract pests.

Here's how you can reduce energy bills this winter by upgrading your crawl space:

Get rid of the moisture and humidity.

First things first, fix any water leaks. You won't be able to save a dime if you can't resolve the root issue. If you've noticed a water leak, seepage, or standing water after cold rain, sleet, or melting snow, do a careful inspection to find low spots where water may be collecting. Waterlines are a good indicator that you have a problem.

You'll want to install a reliable sump pump with an airtight lid, a cast-iron pump, and an alarm in case of pump failure or leak. Ideally, the crawl space will pitch down toward the sump pump. You'll also need a proper discharge line to move the water from the sump pump to the yard, where it'll flow downhill and away from the house.

Create a barrier between the crawl space and the earth.

The goal at this step is to completely cover and protect your crawl space from water vapor and pests with a crawl space encapsulation system. It's also where you convert an ugly, dirt space into a beautiful, clean one.

Isolating the crawl space from the ground helps prevent water vapor from flowing through the soil and into your walls. It also allows water to drain from the walls and floor to the sump location. The barrier should be durable enough to crawl on during maintenance and ideally treated with an antimicrobial agent to prevent mold growth.

Seal any holes and vents exposed to the outside world that allow in air, moisture, and humidity.

Vents leading to the outside of your dirt crawl space are bad! That's because they let in air and moisture, costing you more on energy every single month. Use vent covers resistant to rust and rot, and make sure they are airtight. Air leaks should be sealed, including gaps under sill plates, around pipes and wiring, poorly fitting or rotted hatch doors, and other openings that lead outside.

For access wells or crawl space entries below the ground outside, install a new door that is airtight, secure and lockable, and resistant to rust and corrosion.

Cracks and other sources of air leakages need to be sealed with caulk, flashing, spray foam, or other necessary materials.

Properly dehumidify the crawl space air.

Your standard 20, 35, or 50-pint dehumidifier probably isn't doing much to reduce moisture in your crawl space. You want one that can handle around 100 pints of water a day but utilizes the same amount of energy as one you'd buy online or a local home improvement store. This amount of power will eliminate any damp, musty smell and feeling you get in your crawl space or home.

A good dehumidifier won't require you to empty a bucket either. It will automatically flow into your drainage or sump system.

Call a crawl space repair and encapsulation expert for help.

If you really want to save up to 15-25% in energy bills this winter, a crawl space encapsulation and repair expert should do the work to cover all bases. Give Alford Foundation & Crawl Space Repair a call for an inspection, estimate, custom solution, and the best team of professionals the tri-state has to offer.

1. Clean gutters and downspouts

2. Clean out window wells

3. Repair broken or cracked windows and frames

4. Check for leaks and moisture

5. Check for mold and odors

6. Check if the sump pump is functioning properly

7. Look and listen for signs of pests

8. Add insulation to keep your basement warm

Outdoor Maintenance

Clean your gutters and downspouts

It's important to keep your gutters and downspouts clear of leaves, sticks, and other debris to manage roof water. And it prevents them from dumping water near your foundation. You should do this year-round, but even more so in the fall months. Don't forget to check for damage and cracks. What you don't want to happen is for water to freeze, clog the gutters or downspouts, and form ice dams. This prevents proper drainage and, once thawed, allows water to seep through your walls. Ignoring this can lead to foundation cracks, shifting, and flooding in the basement.

Check your basement windows and window wells

Basement window wells can be easily forgotten, but they also need to be cleared of leaves and sticks to prevent standing water. Your basement windows should be free of cracks and dampness. If you're seeing either of those, you could be letting in water, moisture, or pests over the winter months. This can also lead to energy waste and higher utility bills. A window well cover can keep out debris and critters, while protecting your windows long-term.

Indoor Maintenance

Check for leaks and moisture

Water and moisture in your basement will lead to all sorts of problems that can be amplified over the winter. Why? Standing water, clogged drains, or water intrusion between the walls will likely freeze over and over again throughout the season. This freezing and thawing cycle causes cracks and fractures that could have a serious impact on your foundation's integrity. The moisture often leads to mold and fungal growth, causing unpleasant odors and health concerns. It can also damage your belongings and organic materials like the wood structure above the basement, including floor joists, sill, plate, rim joists, and subflooring.

Also, remember to check for any leaks from your water heater. This is a fairly common basement problem that can lead to mold, odor, and rot. You can have a pan installed under your water heater to help mitigate this potential problem.

Check for mold and odors

Did you know that 50% of the air you breathe on the first floor comes from the basement? If you smell musty odors coming from the basement, or find mold or mildew on the floors, walls, ceilings, or other belongings, you have a moisture problem that should be addressed. This is a health hazard that can impact your family and pets, and can cause aggravated allergies, asthma, and other health problems. A thorough inspection can pinpoint causes of moisture intrusion and offer solutions to manage these issues.

Check if the sump pump is functioning properly

Test your sump pump and make sure it's working as designed. A float switch should activate your sump pump. A functioning sump pump will pump water through a discharge line to the exterior of the home, at least 10 feet from the foundation wall. If you've experienced the discharge lines freezing, consider calling Alford Foundation and Crawlspace Repair and investing in a protective system that ejects water away from the exterior wall. If your sump pump doesn't have a fail-safe feature for when the power goes out, consider an alternative power source, like a battery-powered backup pump.

Look and listen for signs of pests

Water and moisture attract pests, and so does a warm basement with an easy way to get in. Rodents, bugs, snakes, termites, and other critters can invade your home when the space isn't dry. Pest intrusion is often a sign of high relative humidity or active water intrusion.

Add insulation to keep your basement warm

If you have a really cold basement and first floor in the winter, and see condensation on the walls, HVAC ductwork, or windows in warmer season, your basement likely isn't insulated properly. Consider insulating the perimeter block walls and not the floor system between the between the basement and first floor living space. The most advanced type of insulation will reduce condensation buildup and doesn't use organic materials, where mold can grow. If you have insulation in your basement ceiling, consider removing it and insulating the foundation walls instead.

The goal for the fall is to make sure your basement is prepared for the winter. Precipitation and freezing temperatures add a new level of risk you don't have deal with during other seasons. Following this checklist can ensure the things important to you like your foundation, family's health, home value, and valuables stay in the best shape they can be. If you ever experience a leak, mold, drainage clogging or freezing, reach out to us. We'll inspect, find the problem, and provide a quick estimate.

Frequently Asked Questions (FAQs)

How can I properly seal and waterproof my basement to avoid moisture and mold?

Reach out to a reputable basement waterproofing to get an expert explanation of where potential problem areas may be. If you get an estimate and move forward with a project, a trusted company will first remove any water by adding interior perimeter drainage and installing a sump pump. These two powerhouses work together to move water out and away from your home. Then, they'll dry and filter the air with a high-performance dehumidifier. Finally, if you want to completely transform your basement, they can finish it with vapor barrier on the foundation walls and modern wall paneling and flooring that functions as part of the system to keep your basement dry.

Will my foundation cracks worsen during the winter time?

It’s highly likely. Water is destructive. The freeze-thaw cycle causes many foundation types, like poured concrete, concrete block, or stone walls to settle and crack over time as water infiltrates. If you have ANY water intrusion, consider calling a specialist to provide solutions to mitigate the water intrusion and prevent additional and more costly problems.

Are my gutters, downspouts, and grading keeping water away from the foundation effectively?

Possibly. If your gutters and downspouts are blocked with leaves, sticks, and dirt, or do not discharge at least 10 feet from foundation walls, they could be causing problems. It’s important to clear out gutters and downspouts to keep water flowing away from your foundation. If they have cracks or have been damaged, consider replacing them and adding a guard to protect them from clogging and ice. If the soil surrounding your house is slanting toward your foundation, it's likely leading water directly into your home through the foundation walls. Consider adding clay or dirt to slope the ground away from your foundation, but don't rely on this alone to keep the water out.

Learn how to identify why your concrete might be unlevel or cracking and effective solutions to get it repaired

There are really only two steps to fixing your cracked or uneven concrete on your sidewalk or driveway:

Understand why your concrete is failing.

Reach out to your local concrete repair expert for an estimate.

These steps sound simple, but most people skip ahead to step two and are then quoted solutions by contractors that don't last long, costing more in the end.

Why Your Concrete Might Be Failing

The soil is poorly compacted, too dry, or too wet.

Builders often move soil around to prepare your home for construction, creating a top layer of fill soil. The slabs of concrete are poured over these areas of fill. Although concrete is a very strong, durable material, the soil underneath consolidates and settles, and the slabs begin to crack and fall into the gaps.

Between extremely dry or wet seasons, the soil will dry out and shrink or become completely saturated and soft. These fluctuations cause the slabs to shift. So you may notice cracks, gaps, or dips after periods of drought or high precipitation.

Standard water infiltration in the grid lines.

The grid lines in your concrete, called control joints, serve a purpose. They allow the concrete to crack in a controlled manner. However, when water runs down the path of the crack, it flows into the soil and weakens it.

The concrete slab is expanding.

If you've noticed over time that your driveway or sidewalk has expanded in size, you're not seeing things. Weather conditions and temperature cause concrete to be in a constant state of contraction and expansion. In severe cases, garage doors can be impacted by street concrete expanding into your driveway!

When the concrete has no more 'give,' it may begin to buckle and crack or even get pushed back into your home. You don't want it to get to the point where the problem becomes that serious.

The concrete surface is deteriorating.

Concrete has microscopic pores that fill with water, and when it's sunny, it dries out. This alternating cycle leads to spider cracking.

In the winter, it's not actually the salt that causes concrete to deteriorate; it's the freeze-thaw cycle. Salt breaks down the ice. The ice and snow melt and then refreeze, causing flaking, pitting, and splitting.

Solutions to Avoid That Will Fail and Cost You More

Total Concrete Replacement

Jackhammering and heavy equipment will cause a lot of damage to your lawn and landscaping. It's also time-consuming, dusty, disruptive, and doesn't solve your soil problem. The new slab you'll receive will start settling and sinking just like the old one.

Mudjacking

This is an outdated method of leveling concrete where large holes are drilled through the slab and cement is pumped beneath to lift it. It can actually worsen the soil and make your concrete sink deeper over time.

Do-It-Yourself Urethane-Based Sealants

These sealants don't hold up well against UV rays or temperature swings. It will become brittle over time and stop protecting your slabs.

Effective Solutions for Concrete Repair

Lift and Level Your Concrete

A reliable concrete lifting solution will improve your home's appearance, boost property value, be waterproof, and work on poor soil.

We use PolyLevel, a modern material of lightweight, high-density, structural-grade polymers that lift, level, and stabilize your concrete slabs. Heavy equipment isn't required, and you can walk on it within 15 minutes of installation.

PolyLevel is so strong that it can be used on pool decks, patios, sidewalks, or any surface that needs to be lifted and secured.

Seal Cracks in Your Concrete

A concrete sealant solution that does the job will prevent water infiltration, protect against erosion, be resistant to sunlight, and stand up to any weather.

Our NexusPro Joint Sealant handles all of this without losing its bond. This means it's built to last without bubbling or cracking. We offer a deep cleaning in between the seams and cracks, grind and fill any concrete gaps, and then apply the sealant for long-lasting results.

Understand the signs and symptoms of foundation settlement and when it's time to start searching for a long-term solution

If you're looking to fully solve your foundation problem, make your home look and feel the best it can, prevent costly projects in the future, or sell your home, it's time to fix it now.

Finding odd cracks, slants, and gaps in and around your home are an indication you have a foundation problem. When you add up all those little concerns, they can lead to a lot of stress without truly knowing the depth of the problem or repair costs.

As a homeowner, since your priority is keeping your home clean, safe, and enjoyable, it's important to be aware of the signs of foundation complications.

Signs of Foundation Problems

Outdoor Stair Cracking

This may happen in brick or block walls, and we commonly find it when the foundation is settling. The more the house settles, the wider the vertical cracks become.

Separating Chimneys

If your chimney is separating from your home, especially a brick chimney, it's an indication of a foundation issue.

Outside Doors and Windows

Doors and windows can often be the first sign of foundation trouble. They may jam, rub against the frame, latch improperly, have large cracks, pull away from the frame, or have gaps that require routine caulking.

Indoor Wall Cracks

Vertical cracks in concrete block are very common. They often start really narrow at the bottom but may widen the higher up you go.

Drywall Cracks

Cracks in the drywall are often a signal, especially if they extend outward from the corners of doors and windows, follow drywall seams, or if the drywall tape is buckling, pulling, or tearing.

Inside Doors and Windows

Doors and windows that stick, have trouble opening and closing, or need to have the locking or latching mechanisms replaced are also signs of foundation settling.

Sagging Floors

That uneven feeling under your feet as you walk across your floor that sometimes makes you trip is often due to supports in your crawl space, another type of foundation problem.

Wall Failure

Cracked, bowing, or tipping foundation walls can be scary. How much longer until they cave and compromise your home's structural integrity? A professional foundation repair contractor can inspect this for you.

How to Get Started

Gather information.

Research house foundation projects that have had success. Did they have similar symptoms to you? What methods were used? The more informed you are about your foundation problem and how it reached that point, the better discussions you'll have with your contractor.

Find a trusted contractor.

Make sure you're being advised of the right problem. If the contractor doesn't understand the underlying cause of your foundation settlement, they won't be able to help you, and you'll waste money paying for something that won't work. Your contractor should be able to explain the issue in depth and how that ties to the solution they're offering.

Discover Our Foundation Settlement Solutions

A dehumidifier is a really important step for moisture control in your basement and crawl space.

Moisture is not something we want seeping in to our homes. When water starts to leak in through a window or the roof--we immediately jump to action. Moisture beneath our home, however, is a lot easier to miss. Especially if your basement is dark or your crawl space is creepy and not somewhere you ever go. Moisture is still just as damaging in these places.

Negative Effects of Moisture in the Basement and Crawl Space

When moisture gets into your home whether through a leak, condensation, or humidity--it takes a toll. Here are a few of the bad things that can happen when moisture is left to sit:

High relative humidity- this causes your AC to work harder in the summer, costing you big bucks.

High Relative Humidity also creates an environment for things like dust mites and mold to thrive. This can have detrimental health effects on those in the home.

Rot and decay, causing structural damage.

Mildew, ruining belongings.

Corroded metal.

These are just a few of the many negative effects of moisture accruing in the basement and crawl space.

How To Know If I Have A Moisture Problem?

Perhaps your basement is just for storage or you've never even opened your crawl space door. How will you know if you have a moisture problem? Here are a few signs:

Musty smells in your home. Musty smells are usually a sign of mold--and you can't have mold without moisture.

Muggy air. Often if the air is muggy beneath you home, the air in your home will start to feel muggy, too!

If you are thinking you may have a moisture problem, its best to call an expert to perform an inspection on your home! We offer a free, no obligation estimate. This means we can go into your creepy basement or nasty crawl space and check it out FOR you--free of charge! It's a pretty good deal. If that sounds like something you'd like to do or know more about, go here!

What To Do?

Ok, you may be thinking--great I understand the problem moisture can have, but how do I get rid of it? The good news is we have the answer! The SaniDry Sedona Dehumidifier can help remove moisture from your home!

What Makes The SaniDry Sedona Dehumidifier Special?

The SaniDry Sedona Difference

The SaniDry Sedona can have a huge impact on your home. When you have a SaniDry Sedona Dehumidifier installed in your basement or crawl space, it works hard to:

Stop mold from growing

Filter mold spores and dust mites from the air

Eliminate musty odors

Keep the relative humidity low

Make your home drier and healthier from the ground up!

Here at Alford Foundation and Crawl Space Repair we are committed to making homes dry, healthy, and structurally sound. If you are having problems with your basement, foundation, crawl space, or concrete, please don't hesitate to reach out!

They quickly set up an appointment that worked for the homeowner's schedule. Our Solution Specialist then visited the home, took a good look around, and caught the culprit in no time. The diagnosis? Poorly managed rainwater runoff and seepage. No big deal for our team.

For a snug, dry basement, out came our tools, and in went WaterGuard drainage system at the basement's perimeter to smartly channel water away, and a SuperSump to pump any caught water out - these two ensure no unwanted water sticks around. We blocked freezing disasters with an IceGuard at the sump pump discharge line, because no one wants a mini ice age in their discharge line when it's cold outside.

To top it all, our CleanSpace wall system was installed to turn those damp, dingy walls around into a clean, bright space. By the time we dusted off our hands, that basement wasn't just waterproofed; it received a full-blown health boost. Rain or shine, our homeowner now has peace of mind, knowing their basement nightmare is finally over – it was all about turning a problem into a solution, one waterproof step at a time.

Every time it rained, instead of enjoying the soothing sound of raindrops, all they'd hear was the worrying drip, drip, drip inside. They reached out to us, frustrated from scooping water and knew it was time for a lasting solution.

For this particular home, we believed the best remedy involved installing a SuperSump sump pump system known for its efficiency and reliability in removing water, an IceGuard system to ensure proper discharge even in freezing temperatures, and CleanSpace vapor barrier to protect the space from moisture and mold. Our goal was to not only remove the water but to also prevent future moisture problems, ensuring a dry and healthy basement environment.

Our experienced production team worked diligently at the home, starting by carefully preparing the space to avoid any disturbances to the homeowner's daily life. The installation of the SuperSump sump pump went smoothly, planted at a strategically determined low point to catch water effectively. The CleanSpace liner was then expertly applied to the walls, creating a clean, bright look while blocking humidity and water vapor. The IceGuard was fitted to the exterior drainage line, a critical addition to guard against winter freezes. Once installed, these systems worked in harmony to divert unwanted water away from the basement, leaving the homeowner relieved. Their basement is now a dry, usable space - free from the worries of rain-induced floods.

A comprehensive installation of a TripleSafe Sump Pump, CleanSpace encapsulation, and a SaniDry Sedona dehumidifier. This combination was carefully chosen; the triple protection of the sump pump ensures operational assurance even in the case of a primary pump failure or a power outage, indispensable in maintaining the dryness of the space.

Moreover, the CleanSpace encapsulation works wonders by acting as a moisture barrier, keeping humidity out. In tandem, the SaniDry Sedona dehumidifier maintains an optimal dryness level, efficiently eliminating that persistent musty odor by purifying the air. Our Production team tackled the installation with exquisite precision. We approached the project not just with a goal to fix the symptoms but to provide a lasting, comprehensive solution that prevents future issues. Ensuring not a beat was missed, our dedication to leaving the installation site cleaner than we arrived could not be overstated.

It was clear that the foundation had settled over time, leading to the issues the homeowner was experiencing. To provide a reliable and lasting solution, we recommended the installation of a Helical Pier system. Our installation process kicked off with a clear explanation of the work to the homeowner. Then, our skilled production team, comprising a foreman and dedicated installers, got to work seamlessly.

This not only lifts but also stabilizes the foundation, directly addressing the problem of sagging floors and sticking doors. Upon completion, the transformation was noticeable. The floors felt solid underfoot, and doors swung open without a hitch. The homeowner remarked on the peace of mind our swift and clear process had brought them. Importantly, with Helical Piers now underpinning their home, they felt confident the solution was not just immediate but enduring. Our close-out of the job included a thorough clean-up, leaving the homeowner’s property as tidy as we found it, if not tidier.
